Beijing, September 17 (reporter Sun Hongli) according to the statistical data released by the National Bureau of Statistics today on the sales price changes of commercial residential buildings in 70 large and medium-sized cities in August 2019, the prices of newly-built commercial residential buildings in 55 cities rose month on month in August. Among them, the city with the largest increase in new house prices was Nanning, with a month on month increase of 2.3%; Beijing rose by 0.5%; Shanghai rose by 0.3%; Guangzhou and Shenzhen rose by 0.2%.

In this regard, Kong Peng, chief statistician of the city Department of the National Bureau of statistics, pointed out that on July 30, the central government once again stressed that houses should be used for living, not for speculation. It required the implementation of a long-term real estate management mechanism and proposed not to use real estate as a short-term means to stimulate the economy. In August, the overall situation of the real estate market continued to be stable.

1、 The sales prices of newly-built commercial residential buildings and second-hand residential buildings in the first and second tier cities are both the same or falling down compared with last month

According to preliminary estimates, the sales prices of newly built commercial residential buildings in four first tier cities rose by 0.3% month on month, the same as that of the previous month. Among them, Beijing rose 0.5%, Shanghai rose 0.3%, Guangzhou and Shenzhen both rose 0.2%; the year-on-year increase was 4.2%, and the increase was 0.1 percentage points lower than that of the previous month.

The sales price of second-hand residential buildings was flat on a month on month basis, up 0.3% last month, with Beijing down 0.4%, Shanghai and Guangzhou flat, Shenzhen up 0.2%, and down 0.2% year-on-year, the first time since June last year. In 31 second tier cities, the selling prices of newly built commercial residential buildings and second-hand residential buildings rose by 0.5% and 0.2% respectively on a month-on-month basis, down 0.2% compared with the previous month; they increased by 9.9% and 5.5% year-on-year respectively, and the growth rates were 0.8% and 1.2% lower than that of the previous month.

2、 The sales price of newly built commercial residential buildings in the third tier cities increased on a month-on-month basis, while that of second-hand residential buildings rose slightly

According to the preliminary calculation, in August, the sales price of newly built commercial residential buildings in 35 third tier cities rose by 0.7% month on month, the same as that of the previous month, and increased by 9.0% year-on-year, 1.2 percentage points lower than that of the previous month.

The sales price of second-hand residential buildings rose by 0.8% month on month, 0.1 percentage point higher than that of the previous month, and increased by 5.8% year-on-year, and the increase was 1.3% lower than that of last month.
